On the shores of Lake Como, a short distance from the towns of Bellagio and Civenna, a renovated 1960s villa with swimming pool and park. The building (505 sqm) has three floors and is divided into three independent units, two of which are currently rented out with excellent results. In addition to large living rooms overlooking the lake, the villa includes a total of 8 bedrooms and 6.5 bathrooms. The 30,000-sqm park includes a beautiful relaxation area with a 14 × 8 m swimming pool and outdoor sauna.



The villa is located just 750 m from basic services and less than a fifteen-minute drive from the renowned town of Bellagio. Important cities such as Como, Milan and Lugano can still be reached in about an hour.



DESCRIPTION OF THE BUILDINGS, CONDITION AND FINISHES

The villa (505 sqm – 5,434 sqft, 8 bedrooms and 6.5 bathrooms) is laid over three floors, all accessible from the outside and set on the slope above the lake. On the top floor, the main door opens into an entrance hall that leads on one side to the kitchen with pantry and the large semicircular living room with windows overlooking the lake. On the other side is a hallway that leads to two bedrooms with en-suite bathrooms, a cloakroom/wood room and a storage room/study.



A spiral staircase on the lake side leads down to the second floor of the villa that could also be an independent apartment. The small hallway at the base of the staircase divides the floor into living and sleeping areas. On one side there is access to a large living room with dining area, half bathroom and a small aperitivo open kitchen. On the opposite side, on the other hand, is the sleeping area consisting of a master bedroom with private sitting room and en-suite bathroom and three other bedrooms, one with a modern en-suite bathroom and two with a shared 1960s bathroom.

From outside, a ramp descends along the southern side of the villa and leads to both the garage, laundry room, vegetable garden, bocce court and pool/sauna area.



Returning to the spiral staircase, one descends to the second underground floor: here is the janitor's apartment consisting of a living room with large open kitchen and two bedrooms that share a bathroom. From the outside there is also access to the technical rooms of the entire villa.

All around the villa are paved terraces for about 325 sqm in total, all placed so as to have an incredible view of both Lake Como and the mountains that surround it.



The villa dates back to the mid-1960s and was designed in collaboration with renowned architect Gio Ponti. In 2018 the building was renovated without distorting its original style. Four of the bathrooms, with typical ceramic tiles from the 1960s in pristine condition, have been preserved. A Mad Men style living room talking pit and bow of a ship fireplace dominates the main living room, along with 4m high glass doors and 11 panoramic windows to the 180-degree view of Lake Como. The property is now used as a vacation rental business, where families can gather for holidays in the two highest floors, with unparalleled tranquility and views of the lake.



EXTERIORS

The villa is nestled in a lush 30,000-sqm park, surrounded by forest on all sides so as to ensure extreme privacy and tranquility. Stepping out of the villa one is greeted by the garden (about 2,500 square meters) dotted with hydrangeas, fruit trees and even an orchard in which to grow your own vegetables. Moving away from the villa, a gravel driveway leads to the outdoor relaxation area where there is a 14 × 4 m swimming pool, a sauna with Jacuzzi, and a bocce court.
